  • Size: Total floor area (including similar structures) does not exceed 25m².
  • Location: Structure is behind the front wall of the house (not in front).
  • Open Space: At least 25m² of private open space remains in your garden.
  • Height:
    • Max 4m with tiled/slated pitched roof.
    • Max 3m with other roof types.
  • Use: Not for human habitation or commercial use.
  • Appearance: If beside house, must match the external finish of the house.
  • Windows: No windows within 1m of neighbour’s boundary.

  • Used for human habitation (e.g., modular home)

  • Reduces private garden to less than 25m²

Proposed Changes for Modular Homes and Granny Flats

There is a government proposal to allow detached modular units up to 40m² without planning permission under certain conditions. These changes are not yet in effect.
