- Size: Total floor area (including similar structures) does not exceed 25m².
- Location: Structure is behind the front wall of the house (not in front).
- Open Space: At least 25m² of private open space remains in your garden.
- Height:
- Max 4m with tiled/slated pitched roof.
- Max 3m with other roof types.
- Use: Not for human habitation or commercial use.
- Appearance: If beside house, must match the external finish of the house.
- Windows: No windows within 1m of neighbour’s boundary.

Proposed Changes for Modular Homes and Granny Flats
There is a government proposal to allow detached modular units up to 40m² without planning permission under certain conditions. These changes are not yet in effect.
